A South Australian investor paid $2.9 million for the 230sqm building, home to China Bar, which is on a 177sqm corner site. The property’s recently renewed lease returns $208,669 plus outgoings and GST.

125 Highbury Road, Burwood

An investor paid $1.23 million for the 365sqm property, which is leased to Bells & Whistles Café. It returns $67,000pa plus outgoings and GST from a 5+5+5-year lease.

293 Waverley Road, Malvern East

The 56sqm building on a 242sqm site sold with vacant possession for $815,000.

11/17-19 Stephen Street, Belmont

The 89sqm retail space on a 248sqm Commercial 1-zoned site sold for $650,000. It has a 5+5+5+5-year lease from November 2024 to The Wellness Studio returning $33,090pa plus outgoings and GST.

Levels 14-15, 50 Market Street, Melbourne
A migration agent acquired the 358sqm penthouse office for $3 million, at $8,380/sqm.

116-120 Hardware Street, Melbourne

The 222sqm penthouse office of retired criminal lawyer Bernie Ballmer sold for $1.53 million, to a buyer who will move from 333 Collins Street.


195 & 199 Heidelberg Road, Northcote
An industrial developer acquired the 3,049sqm Industrial 3-zoned property for $5.5 million.

636 Somerville Road, Sunshine West

The 745sqm warehouse with a 2-level office/showroom space sold for $1.8 million.

17 Kraft Court, Broadmeadows

An investor paid $1.275 million for the 414sqm office and warehouse on a 575sqm site. It currently has a 3-year lease to a childcare centre business.

6/8 Garden Road, Clayton

The 303sqm office and warehouse unit with 4 on-site car parks sold for $1.1 million. It was offered with a lease to August 2025 with no further options.

1/17 Churchill Street, Williamstown

The vacant 256sqm office and warehouse with 3 car parks sold for $950,000.

2/1 Archer Drive, Mornington

The 225sqm office and warehouse unit with 4 car parks sold for $890,000.

1/25 Goodyear Drive, Thomastown

The 205sqm warehouse unit, which includes a 62sqm mezzanine office, sold for $760,000.




403 Pakington Street, Newtown
Hamilton Group acquired the 29,280sqm site 'The Mill' for around $32 million. The property has approval for a mixed-use development with 314 apartments and 29 townhouses.

19-21 Rankins Road, Kensington

The 399sqm block of 6 2-bedroom apartments with 6 car parks sold for $2.275 million. It has 12 titles in total; 1 for each of the units and car parks.


106 McLeod Road, Carrum
The 52-place childcare centre property sold for $3.8 million, on a 5.75% yield. It has a renewed 10-year lease to 2034 with a 10-year option to G8 Education, which brings $218,564pa plus GST.

Land-Rich Supermarket Investment with Major Upside

A land-rich supermarket investment occupied by an IGA Supermarket + Liquor and offering major upside is on the market.

Fitzroys’ Chris Kombi, Chris James and Ben Liu are marketing 90-94 Lower Plenty Road, Rosanna on behalf of a private vendor. The property has been owned within the same family for 40 years.
