7 Matterhorn Drive, Clyde North
A local private investor paid $18.05 million on a 5.50% yield for the Dan Murphy’s and Nido Childcare centre asset. On a 5,706sqm corner site, the property has a 12.6-year weighted average lease expiry (WALE) and returns $993,216pa plus GST.

176 Johnston Street & 300 Napier Street, Fitzroy

A NSW buyer paid $3.82 million on a 4.47% net yield for the retail and industrial freehold. It is on a 432sqm Commercial 1-zoned landholding with triple street frontage of 69m and returns $210,000 plus outgoings and GST.

213 & 215 Nelson Place, Williamstown

An investor paid $1.51 million for the vacant 442sqm dual-fronted building on 578sqm of land.

49 Gadd Street, Northcote
The 513sqm building, comprising up to 7 offices, board rooms and amenities, on 722sqm of land sold for $1.88 million.

1A, 5A & 5B, 32-34 Little Boundary Road, Laverton North

The dual-tenanted 310sqm property across 2 titles sold for $1.51 million. Leases to Tetris Labour Hire and café operator U & K Partners return a combined $104,000pa plus outgoings and GST.


12 Wheeler Street, Shepparton
The 1.7ha site occupied by longstanding tenant SCS Packaging sold for $6.2 million. It has 7,616sqm of floor area across multiple warehouses and returns $420,000pa in rent.

22-24 Hallam South Road, Hallam

A Hallam-based owner-occupier bought the 5,000sqm property with 639sqm of improvements for $5.15 million.

57 Vineyard Road, Sunbury

Offered with vacant possession, the 2,265sqm Industrial 3-zoned corner site sold for $2.9 million. It has a 961sqm of improvements, including an office and showroom, and 2 warehouses, and a 2-tonne crane installed.

67 Nolan Street, Niddrie
A local developer paid $5,609,750 for the 5,355sqm site, which is within the Niddrie Activity Centre and has Housing Choice and Transport 2 zoning.

4 Marine Parade, St Kilda

An adjoining site owner with long-term plans to amalgamate and redevelop bought the 1,180sqm site for $5.4 million. It is currently improved by a 6-bedroom residence.


143 High Street, Nagambie
The 4.37ha site home to the mixed-use Nagambie Lifestyle Park sold for $11.08 million. It comprises 155 sites with a mix of resident-owned homes, rentals, short-stay accommodation and vacant serviced sites, with development upside.

12 Sail Court, Armstrong Creek

A private investor paid $8.39 million on a 5.95% yield for the 128-place childcare centre property. Jenny’s ELC has a 15-year lease to 2038.

Exceptional Hospitality and Convenience Retail Opportunities at Northern Health
A retail portfolio of 6 Northern Health facilities in a booming population corridor are available for lease, and are set to continue the reshaping of how Melburnians see lifestyle and hospitality experiences at major health facilities.

Fitzroys’ James Lockwood and Franklin Gikas, on behalf of Northern Health, are offering leasing opportunities across six Northern Health facilities in Melbourne’s northern suburbs:

Northern Health is one of Victoria’s largest public health services, delivering acute, sub- acute, rehabilitation and community-based care to a diverse and expanding population. The hospital campuses operate as critical community hubs, generating consistent daily patronage from staff, patients, visitors and contractors.

“We’re seeking experienced hospitality and convenience retail operators who can deliver high-quality, well-priced, and operationally-efficient food and beverage offerings that enhance the hospital experience, while aligning with healthy choices, sustainability principles, and the values of a public health environment,” Gikas said.

“We’ve seen a clear upwards shift in expectations for retail, hospitality and lifestyle experiences at health and education facilities in recent years, and we’re looking for operators who can match that.

“It’s a fantastic chance to be a part of this evolution in retail.”

Lockwood said, “These spaces offer guaranteed foot traffic and a chance to deliver a vibrant offering not just to the hospital users and staff, but to the local surrounding population as well.”

Café opportunities are available at each of the facilities, headlined by a 589sqm café
tenancy near the main entrance of Northern Hospital Epping, with the potential to expand into the outdoor dining area to increase capacity.

Northern Hospital Epping is the principal and largest campus of Northern Health and a major tertiary hospital servicing one of Melbourne’s fastest-growing population corridors. Located next to Pacific Epping Shopping Centre, it is a 400-bed facility with the busiest emergency department in Victoria, treating approximately 100,000 patients each year.

There is also an 80sqm convenience store opportunity ideally positioned to capture the busy pedestrian traffic through the hospitality across all hours.

At Northern Hospital Broadmeadows, a 142sqm café tenancy in the heart of the well- established, well-connected facility is available; while there is a 62sqm purpose-designed café tenancy available at Whittlesea Community Hospital; and an 83sqm dedicated café or light food service model tenancy at the growing Craigieburn Community Hospital.

Both Whittlesea Hospital (Mernda) and Craigieburn Hospital are brand new community hospitals aimed at delivering outpatient, ambulatory and community based health services to Melbourne’s growing residential population.

There are two options for lease at the Bundoora Extended Care Centre (BECC) - a café opportunity in an existing café area, and an opportunity to create a new, purpose-designed retail offering at the entry point to the campus, potentially including a self-contained, freestanding container or modular-style structure.

Kilmore District Hospital offers the chance to establish a new amenity-focused offering for staff, patients and visitors.

Lockwood added, “The CBD has long been the golden egg for operators, but we are now seeing vibrant alternatives such as these emerging that are proving to be very successful for operators.”
