Once-in-a-Lifetime Chance To Secure Williamstown’s Most Recognised Corner
Investors have the once-in-a-lifetime chance to secure a landmark Williamstown waterfront freehold, occupied by successful hospitality operator and boasting unrivalled views to the Bay and CBD.
Fitzroys agents Mark Talbot, David Bourke and Ben Liu are marketing 1 The Strand, Williamstown, which is going to auction on Friday, 23 October at 12pm on site.
The local vendors have owned the property for over 40 years.
On a generous site of 476sqm at the corner of Ferguson Street with a huge frontage of more than 40m, the property comprises an immaculately-presented 2-level building plus additional outdoor seating with uninterrupted views across Hobsons Bay and towards the Melbourne CBD skyline.
The building includes a fully-equipped restaurant with commercial kitchen, food preparation areas, internal and external seating, first-floor dining, function area and amenities.
It is offered with a renewed 5+5-year lease from February 2027 to highly-rated hospitality venue “The Strand Restaurant” and “Top of the Bay Chippery”, which have successfully operated from the site for more than 35 years. Rental return is $239,892pa plus outgoings and GST.
“This is a once-in-a-lifetime opportunity to buy Williamstown’s most-recognised corner,” Talbot said.
“The strong lease profile will attract a range of buyers looking for a secure investment in the inner west’s premier lifestyle location.
Bourke said the property was ideally utilised given its high-profile location at the junction of The Strand, Ferguson Street, Nelson Place, and Williamstown beach.
“It’s the perfect use for the property, combining fine dining overlooking the water towards the city skyline with the take away element. Fish and chips by the beach is an Australian classic, and Williamstown is one of Melbourne’s most iconic waterfronts.
“Williamstown’s picturesque waterfront and popular hospitality offering are hugely popular, consistently attracting really strong visitation from locals, tourists, and people from across Melbourne.”
Liu noted the location receives a large amount of organic activity across the year given its position amongst local landmarks and lifestyle offering.
“This AAA-position at the corner of Ferguson Street boasts amazing views, and is strategically located opposite Williamstown Pier, Royal Victoria Motor Yacht Club and Williamstown Yacht Club.
“Surrounding the property are established local traders and national retailers including Witchery, Country Road, Bailey Nelson, Sportscraft, Gazman, and more.”
According to Fitzroys’ annual Walk the Strip report, Ferguson Street consistently records vacancy rates well below the Melbourne-wide average.
