A family office acquired the newly completed Starbucks outlet on 1,464sqm of land for $4.75 million.

157-161 Lyttleton Terrace, Bendigo

The 740sqm showroom plus mezzanine on a 1,178sqm site with 14 car parks sold for $2.845 million, on a 6.40% yield. Longstanding tenant Supercheap Auto has a renewed 5-year lease to September 2029 plus 2 further 5-year options, currently returning $181,987pa plus GST net.

8 Pratt Street, Moonee Ponds

An investor acquired the 66sqm strata-titled property for $1.1 million, on a 5.2% yield. It has a 6 6-year lease from December 2023 to Amcal Pharmacy, returning $59,488pa plus outgoings and GST.

436-450 Lonsdale Street, Melbourne
The Victorian Government divested the Supreme Court’s former offices for circa $25 million. Offered with vacant possession, the 9-level art deco building is on a 1,490sqm site and was acquired by an owner-occupier.

93 Cheltenham Road, Dandenong
A private investor acquired the 3,069sqm multi-tenanted facility for $7 million, on a 5.15% passing yield. On 4,779sqm of Industrial 1-zoned land, the property was offered with a 1.5-year weighted average lease expiry (WALE), returning $361,164pa.

19 Fawkes Road, Rosedale

The 3,000sqm office and warehouse with 7 roller shutter doors on 13,270sqm of Industrial 1-zoned land sold for $1.85 million.

10 Florence Street, Burwood

The 550sqm warehouse on 767sqm of Industrial 1-zoned land sold for $1.55 million. Build 2 Pty Ltd has a renewed 5-year lease from June 2024 returning $76,262pa plus outgoings and GST.

141 Somerville Road, Yarraville
Zoned Mixed Use, the 560sqm site with side laneway access sold for $985,000.


110 Albion Road, Box Hill
Estia Health paid $9.5 million for the 5,074sqm parkside site with a permit for a 110-bed aged care facility. Villa Maria Catholic Homes was the vendor.

1 Plains Circuit, Aintree

A local investor paid $7.635 million on a 6.36% yield to a private developer for the recently-completed 842sqm swim school facility, which is on a 1,875sqm triple-fronted site with 30 car parks. Paul Sadler Swimland has a lease until 2040 with 2 further 10-year options, and an additional 80sqm laundromat tenancy is leased to Clean Streak Laundry on a 10-year deal. Current net return is $485,775pa plus GST.

Dual-Fronted Malvern Freehold Leased to Amcal Pharmacy

One of Melbourne’s most established and consistent shopping strips will see a rare prime retail auction next month.
