The Sunbury Lifestyle Centre sold for $25.2 million, on a yield of 5.24%. Fully leased, the 5,553sqm large format retail complex is anchored by The Good Guys, Repco, Total Tools and Petstock and is on a 12,140sqm corner site.

422 Station Street, Box Hill

An investor paid $4.55 million on a 5.38% yield for the 436sqm El Jannah restaurant building on a 648sqm site. The property has a 20-year net lease to February 2046 with 2 further 10-year options, returning $245,000pa plus GST net.

411 & 411A Waverley Road, Malvern East

The vacant 177sqm 2-level shop and dwelling on a 216sqm site sold for $1.060 million.

G07, 11-15 Stonepine Drive, Moonee Ponds
An owner-occupier bought the 70sqm office for $695,000, on a rate of $9,943/sqm. The office is within the Moonee Valley Park mixed-use development, part of the Moonee Valley Racecourse precinct overhaul.


Factory 3, 5-7 Maria Street, Laverton North
An interstate investor acquired the 1,025sqm warehouse on 6,843sqm of land for $4.62 million. Cleanaway Operations Pty Ltd occupies the property on a lease running the end of June 2028 with 4 x 3-year options, currently returning $237,853pa net.

1 Stawell Street, North Melbourne

Offered with vacant possession, the 2-level solid brick warehouse of 347sqm sold for $1.785 million. It is on 234sqm of land zoned Special Use, within the Arden urban renewal precinct.

3/26 Grandlee Drive, Wendouree

Offered with vacant possession, the 570sqm office and warehouse unit on 475sqm of land sold for $1.05 million.

18 Lillee Crescent, Tullamarine

The 995sqm freestanding office and warehouse on 1,200sqm of land with 12 on-site car spaces was leased at $165,000pa.

693-699 High Street & 565 Orrong Road, Armadale
Boutique local developers Kervale and the Karta Group bought the 1,280sqm corner site for circa $13 million. It is currently improved by a house, 3 shops and a car park.


86 Beach Road, Torquay
An investor paid $2.19 million for the 1,051sqm site occupied by a 45-place Goodstart Early Learning Centre. It has a 15-year lease to 2033 with 10+10-year options, and currently returns $105,481pa plus GST net.

A Strong Case For Investment in Werribee

A prime investment opportunity in the thriving Werribee Principal Activity Centre is going to auction in September.
