Cnr Burke, Camberwell and Riversdale Roads, Camberwell
An investor acquired the strata-titled, 2-level 259sqm property occupied by Meat & Wine Co for $4.11 million, on a 5.8% yield.

104-106 Princes Highway, Pakenham

An investor paid $6.85 million for the 1,710sqm site, which has a KFC drive-through restaurant building and 21 car spaces. The property has a brand-new 10-year lease to KFC franchisee Southern Restaurants Group, with 4 further 10-year options, returning $328,505pa plus GST.

1008 High Street, Armadale

A local Armadale investor bought the 200sqm shop for $4.65 million. Nadia Bartel’s fashion label Henne has a new 5-year lease over the shop, bringing $190,000pa plus outgoings and GST.

102 Horne Street, Sunbury

An investor paid $1.73 million for the 392sqm showroom building on 450sqm of land, currently occupied as a Salvos store with a lease running to the end of November and a 5-year option, currently returning $78,704pa plus outgoings and GST.

54 Wellington Street, Collingwood
The Liberman family’s Impact Investment Fund divested its 12-storey, 15,311sqm office building for around $110 million. It sold with 86% occupancy and a 5-year weighted average lease expiry (WALE), anchored by Bank Australia and The Commons on 10-year terms. Sydney-based ASA Real Estate Partners is the new owner.

589 Glen Huntly Road, Elsternwick

An investor paid $3.95 million on a 5.4% yield for the fully-leased office, medical and gym-occupied property, which comprises a 2-level 789sqm building on a 976sqm Commercial 2-zoned site with 20 undercover car spaces.

33 McIntosh Street, Airport West
Offered vacant, the 465sqm freestanding facility on 770sqm of Commercial 2-zoned land with 12 car parks sold for $1.62 million.

34-44 Raglan Street, Preston

A multinational Asia-based homewares and furniture retailer leased the 13,231sqm facility at $130/sqm net plus GST, which it will use as a warehouse and dispatch hub. ASX-listed Growthpoint Properties Australia is the owner of the property.

30-32 Invermay Grove, Rosanna
The 5,827sqm site sold for $7 million. It has a permit for a townhouse project with 18 units.

154 Lower Plenty Road, Rosanna

Zoned General Residential 1, the 1,303sqm site sold for $1.48 million.

510-514 Raglan Parade, Warrnambool
The 670sqm purpose-built veterinary clinic on 1,734sqm of land sold for $3.1 million, on a 6.00% yield. Apiam Animal Health has a new 10 5 5-year lease that returns $186,000pa.
