One of Melbourne’s best industrial real estate offerings for 2026 has hit the market.
The Dream Haven Portfolio in Epping is being offered through Fitzroys’ Marco Sandrin and Brent Glassford via Expressions of Interest closing 2pm, Wednesday 26 August.
The vendor is a private investor and developer who built out the land.
Expectations are of circa mid-$40 millions, reflecting a circa 6% yield.
“This is an exceptional opportunity to acquire a well-connected industrial portfolio offering a compelling combination of secure income, significant underlying land value and substantial future upside, located in Melbourne’s ‘CBD of the north’,” Sandrin said.
“It’s also a special offering in that the scale of the site means it’s almost an entire street that you can purchase.”
The portfolio comprises a combined building area of 26,019sqm, on a combined landholding of 46,831sqm across 4 separate titles with Activity Centre zoning. Spanning six tenancies, it is offered with a substantial passing income of more than $2.68 million per annum net and a weighted average lease expiry (WALE) of 2.83 years.
The properties include:
• 89 Miller Street & 2-3 Dream Haven Court - With a building area of 5,414sqm on a 10,300sqm site, the property is occupied by All About Steel (5+5 years from October 2025) and to D2 Steel (4+5 years from September 2025). Combined income is $580,000pa.
• 4 Dream Haven Court - Cooling Brothers Melbourne occupies the 3,883sqm facility on 5,680sqm on a 5+5-year deal from February 2025, returning $478,023pa.
• 6-8 Dream Haven Court & 10-12 Dream Haven Court - Comprising 14,012sqm of building area on 25,450sqm of land, the largest component of the offering is leased to Creative Composites (5+5 years from May 2022) and K Care Healthcare Solutions (5+5 years from February 2024), respectively returning $397,372.63pa and $910,252.20pa.
• 91-93 Miller Street - The 2,760sqm-total dual facilities on 5,401sqm of land are occupied by Convair Engineering for 3 years from the beginning of 2024, returning $317,016pa.
“We’re expecting principal interest to come from institutional and private investors looking for passive income from assets with quality tenants, rental reversion upside and value-add propositions,” Sandrin said.
“Epping’s development boom of recent years has cemented it as the key activity hub of Melbourne’s northern suburbs, and it attracts a huge range of businesses and operators looking to be a part of the action, underpinning this portfolio’s investment credentials.”
Major traffic generators in Epping include Pacific Epping regional shopping centre and the Melbourne Wholesale Fruit Vegetable & Flower Market, Northern Hospital, Epping Private, Melbourne Polytechnic, the Mantra Hotel, and Costco Supermarket.
“There is a chronic shortage of industrial land supply in prime locations across Melbourne, and this is an increasingly rare chance to secure an expansive portfolio in one of the city’s most accessible commercial, industrial and employment hubs.”
Glassford said, “This tightly-held strategic last mile location offers immediate connectivity to the Hume Freeway, Cooper Street and the Metropolitan Ring Road, opening up access to the rest of Melbourne as well as Melbourne Airport and making for outstanding convenience for businesses.”
